It seems three way trading is going to be a significant benefit to accomplishing a good trade. I would like to see more emphasis on this on the site.

Donna, I have someone, in FL, who wants Nashville,Tn. I don't want to move to FL. I found the perfect house, in NC but, he wanted to move to FL. I hope and pray we can work out a 3 way trade. The prices are certainly not the same but, in the same area.

I would like to see more people wanting to trade less expensive homes. Most of the posts here are expensive properties where the seller is willing to take something of less value along with some cash funding. Also, one of the major problems in the market today is the difficulty of moving to another state and being certain you can buy somethinig with the amount of money you can get for your property in state of origin. I don't mind selling cheap if I know I can buy cheap. But a lot of people want to swap on terms where they get a high value for their property when selling, and then being able to buy cheap. I don't want to deal with an investor. I want a win-win deal. Another matter of interest is what will happen in the market for people who are in reverse mortgage situations and want to move to another state and get another reverse mortgage in the new state.

Hello Joyce, I agree with you on most points. I do understand why most people only want to trade down if their property is paid for, it's because they don't want a mortgage in this day and age. I would gladly trade my $339,900.00 home in Missouri for a $250,000.00 home in another area if they were similar in comparison to the area's cost of living. I sold my home in N. California for $520,000.00 and bought the beautiful home I'm in now for $290,000.00. In California it would have been $800,000.00 easy. So, I guess the question would be, would the $250,000.00 home in another area be worth the $339,900.00 here. I see it that way if I were able to trade. Does that make sense? So, most people need to adjust if this swapping thing is going to fly. Debbie in Missouri

I have 2 nice 5-bedrm free/clear properties to trade for an older fixer: CAMP, LODGE, RETREAT, RESORT or farm I will use as a base for my new HEALTH and WELLNESS CENTER...
Captain Dave is looking to exchange his 2 homes for:
- a very special SPIRITUAL-type property I can use to base a Health and Wellness Center
- maybe a more rural area would be best, but not absolute....
- older fixer: RESORT, CAMP, LODGE, RETREAT, farm, THEATER, HOTEL... or ?
- I prefer the Western States.... like: WA, OR, CA, NV, AZ, CO, ID .... but I am open to other areas in the USA and Canada... ( maybe over seas... )
- 1-100 acres... views would be nice... mtn's, forest, river, hills... scenic
- 3000sf to 10,000+ sf under roof....
- older fixer is prefered cause I can't pay for your new improvements I will not use... I'll be modifying the property to fit my needs
- must be at least 1.5hrs from a real airport.... closer is better ;-)
- if your property has enough room to land a small plane... great !
- must have DSL... Cable... UPS... clean water... clean air...
- zoning for a health operation....
- value $250k to $1,2M max with super super great terms.........
- I am not into mortgages... so your property needs to be very close to debt-freeeeeee

I can email attachments of my two properties...
1- Alpine Resort Community.. a mile high in the San Bernardino Mountains.... tree-house view home.... 4 or 5 bedroom... 2 or 3 bath.... approxly 4 levels... 2 huge decks... about 2500sf... very near County Club Golf course area.... communter friendly... etc...etc...etc... about $375k value... was $450k at top of market and will come back fast up here
2- 5 bdrm... 4 bath.... 2 car attached garage... 2-level... all-brick... super great area... on 3rd hole of golf course... brings in about $20k/year gross income with great tenents who want to buy the house in near future... great school system... jaccuzzi tub.... security system.... 2 masters... large lot... mature trees... lots of tile... etc...e.tc...etc.... nice place value would be over a million here in CA... but its only $225k in TX ;-)
