There is nothing confusing to ME at my age. I LOVE DAVID, and am beholding to him for this web site!!!! He has never asked for money, like a few other sites I have been on. My property (two excellent dbl/wds in KY) would have "swapped" a long time ago, except for the fact that a lot of people are "prejudiced" toward manufactured homes.....but, that's OK.....I'm hanging in here, because I know that sooner or later, I'll find my "perfect match." Meantime, I have enjoyed "meeting" some VERY nice people who are now my e-mail friends. Thanks David! Keep up the good work!!!!

I think that David Moskowitz has done a fine job with this website. It is fun and easy to use. You don't get blocked or "ghosted" like some sites. Also it is free to use.
The problem is THE POSTERS themselves. Yes, there are sincere and honest people on these trading sites, but I have met my share of people who are:
Insincere. Do not know what they really want. Put up ads and forget about them. Do not reply to offers or inquiries.
Have too much debt. Do not explain their property well. Do not offer a means to contact them. Overprice their property.
Seeking to get the better deal for themselves.
The biggest offense is:
NOT BEING REALISTIC AND NOT WILLING TO COMPROMISE. They seek the PERFECT property.
When you have CASH in hand, you can choose what you want. You can see as many properties as you desire.
HOWEVER, when trading, there is a limited field of properties, and you must COMPROMISE and try to work - sincerely - with the other party.
This are the reasons why trading is not working out for most people. However, I still love the site and wish everyone Good Luck - me especially.

I just wanted to add another reason why trading seldom works - to the comment I made above.
People do not seem to realize that TRADING a property is the same as SELLING a property - except there are no real estate agents involved.
Full Property Disclosures must be provided. Questions must be answered. Inspection Reports can be required and repair issues need to be addressed.
I have found that most people think they do NOT have to provide answers to questions about the property because they are trading.
WRONG, WRONG, WRONG!
It is a sale afterall. I buy your home. You buy my home. Title Searches, Recording Fees, Attorneys Fees are all part of the big picture here.
The sooner people realize all this, the more effective trading properties will become.
I am personally glad for this Public Forum site. David Moskowitz has provided us a way to advertise our properties and to share discussions - like this one I have done.
3 Cheers to David Moskowitz. He has a beautiful home in Florida. I only wish he wanted my 2 properties - in Georgia and North Carolina.
I am certain he would be a great guy to trade with.

I have 1.19 acre between London & Corbin, KY., with 2 doublewides, and more amenities. I HAD been advertising for FL., N & SC., GA & AL., but I just updated it to TN . I have a week end getaway in KINGSTON, TN., and would like to be closer, but I would still be open to other offers.

Permalink Reply by Wanda Vance on June 29, 2012 at 4:57pm Barbara, I have no idea, with the economy in the shape it's in, what the true value is...(Just like everyone else....whatever the value is, is in the eyes of the beholder, NOT the tax appraiser. LOL). ALL i know is that I paid $50K for the lot and a single wide mobil home, which I still have & use for a workshop and storage. (I put a roof, windows, vinyl siding, flooring,& insulation in it.) Then I bought a foreclosed double wide, and replaced the plumbing, water heater and appliances, and put laminated floors and carpet in, THEN, I rented it out for $500 a mo., and bought a new doublewide for $65K in 2008. I put an insulated, steel, 12x20 "cottage?office/gym in, and put a roof and vinyl siding on that, so all bldgs., match, put in chain link, privacy fence, driveway, had some trees topped, some removed, did some grading, and ended up spending over $160K on this place......everythings paid for, free and clear.....and that's how I want to trade, with someone who has similar money invested in their home, with no mortgage. AND, now I have just added a concrete storm/tornado shelter ($7K) to the property, but am not changing my original value.
