we have upscale duplex and adjacent vacant lot at Topsail. Duplex units are 2100 sqft with views of ocean and ICCW. 4/4.5 with two masters, hardwoods, stainless appl, surround, and private elevator in each unit. units originally appraised for $829k each, but current price is $625k each. Also have lot that is approved for duplex or single family. Appraised for $475k about 15 months ago, current value is $415k.

thanks for note. only thing i can think of is if exchange of your property for lot provides any decrease in cashflow in terms of tax, insurance, utilities, terms of note, etc. good luck in your efforts

It is not waterfront but a boat slip comes with the house and is about .5 mile to the gated marina. I am a real estate agent and know of a 1 acre lake front lot available due to foreclosure on Lake Anna. It has good water access, beautiful views, and the bank is asking $117k (normally lakefront lots go for $300-400k and access lots go for $125k.) My house is still available but I'm losing it to the bank. My credit has imploded and I cannot get another loan. The house is a great bargain but I doubt the bank would be interested in a swap.
