House Swapping Version 2.0

Jana

Elegant Venice (Sarasota County) Home for Venice Island or closer to downtown Sarasota

3/2/2 home built in 2004 with 2688sf; chef's kitchen; gorgeous details and upgrades throughout. Would consider upsizing somewhat, downsizing, trade even. Value between $475-$550,000 in current market; open to appraisal on each end. Lovely gated neighborhood. Would consider condo, villa or single family home on Venice island, downtown Sarasota or possibly nearby areas like University Park, Lakewood Ranch, etc., Tampa's Harbor Island or Old Hyde Park. We are also boaters and would consider areas around marinas. Will not consider undeveloped land or commercial properties. Permanent Swap.

We are in the Island Park condo complex on Cooper Street. We are in building 920, which is the one closest to Plaza Major and the swimming pool, unit #401.

The top floor of these units were the most expensive at sale. We have an end unit, so it has windows down two sides, and on the top floor there are cathedral ceilings throughout.

New in 2006.

Pool and clubhouse.

Our unit faces the lake, you cannot see the baseball fields.

HOA fee is about $450/month, subject to yearly vote by owners.

Under garage parking with one space covered and another space outside.

Elevator and stairs.

Screened lanai overlooks the lake.

White cabinets and countertops.

We were there a couple weeks ago and we started repainting. We'll be back in late July to do some additional painting and to replace the carpet in the living room. Living room and bedrooms are carpeted, rest is ceramic.

A very quite and safe complex. Appears to be half and half owners who live there fulltime and others like us who use it as a second home. Very few renters. Minimum three month rental. Tenants may not have pets, but owners are permitted.

We paid $310,000 for it, the same unit in building four sold for $475,000. Prices in the whole complex have come back to approximately what we owners in the first building paid.

Our goal is to own a home in Venice, and thus I thought we might find some couple who wants out of their home and into a condo.

We are willing to consider swapping our condo for your house (no mortgage for no mortgage) and $50,000.

No, we would not swap your condo, plus $50,000, for our house. With current appraisal in hand, we are valued over $500,000 ... and our exact model sold for $679,000 at the high point. So, even though both properties have fallen, we were and are still much higher and not desperate! We would like to find something comparable and upscale with granite and more square footage!
