Hi. I have a lake front home in Florida and would like to communicate with you concerning your property and a possible swap. I am a vegan and find your property appealing. I sold my home in Virginia about 5 years ago where I had my own orchard. I moved to Florida and unfortunately, since I am deathly allergic to fire ants, I have been unable to grow my own food as I once did and hopefully will again if given the right opportunity in the right home. My Florida custom built lake front home was originally priced at $475,000, but I have lowered the price to accommodate the drop in the housing market. I would not want your furniture. My home is centrally located about an hour from Orlando, 40 minutes from Daytona Beach, 20 minutes from New Smyrna Beach, and 50 minutes or so away from the many theme parks. My home is in Deltona, one of Florida's best kept secrets. My home is on Lake Theresa, one of the few natural spring fed lakes where motorized boating/fishing/skiing is allowed, unlike many other bodies of water in Florida where motorized boating is not allowed. My home is also located on a cul de sac with about 20 other homes. There are no hoa fees and no flood insurance is required. It was custom built by one of the best custom builders in the area in 2003. it has a hip roof, which is the only kind to have in Florida, and it has 30 year architectural shingles. It has approximately 2800 sq ft under roof with approximately 2100 sq ft inside heated/ac space. It also has an indoor laundry room. With the open floor plan there is a lake view from every room. It has an open foyer, vaulted knockdown ceilings,
ceiling fans in all rooms (even one on the screened porch), rocker light switches, lever door handles, marble sills and thresholds, a Formal Living Room behind French Doors, a Formal Dining Room or sitting room, an extremely large Great Room, an eat in kitchen, a breakfast bar, (new Whirlpool top of the line appliances, maple wooden cabinets with pull out shelves), 3 large split bedrooms, and 2 full baths, one of which is a pool planned bath. The master bath has both a soaking tub and a large walk in shower. There is a private toilet room, and a separate walk in closet the size of a small room with its own full length window. There is a double tray ceiling in the master suite. There is an attached over sized side entry 2 car garage and a separate shed. The driveway has been extended and widened to accommodate an rv or boat. There are numerous other amenities and upgrades throughout the home if you are interested.

How much are the property taxes yearly? What other expenses not mentioned are involved? Trash pick up, etc. Do you have your own water well? Are you allowed to have livestock such as cows or horses? Have you ever seen any fire ants?

I look forward to your reply. njh1950@hotmail.com or 386-232-7210
